Project Details

This facility is positioned in the strategically located Access Park Industrial Complex in Yatala, which has direct access to the M1 Motorway only a short distance away.

The developers of this industrial sub-division imposed quite strict covenants with regards to the design that needed to be adhered to by Alder. Alder completed sketch plans in house and then engaged and managed the design team to complete the detailed design.

The size of the warehouse area is 1.757m2 and the two storey office pod comprises of approximately 191m2 of GFA.

Works commenced in June 2010 and were completed by November 2010. Following completion of the building works, Alder sources a tenant who moved in and leased the facility.

Work Undertaken

  • A structural steel truss roof framing system was incorporated into the design that provided for cost savings in lieu of a typical portal frame structural design. An additional benefit of the truss system was no columns were required, which provides for optimal clearance within the warehouse area
  • Suspended concrete mezzanine slab
  • Combination of feature blade precast concrete fins, CFC and Alucobond cladding to the office façade
  • Partial fit-out of the office pod including air-conditioning and mechanical ventilation system, wall and ceiling linings, floor coverings, male, female and PWD amenities as well as associated joinery units
  • Two (2) large electric operated roller doors to the warehouse
  • Undercover and exposed car parking areas
  • Bio-retention system located within the landscaped area to comply with Council regulations
