To undertake such a change, Alder Constructions were selective in engaging subcontractors fit for purpose whilst strategizing on what would become a most efficient logistical exercise. The refurbishment works covered four stages from Level 18-21, with each stage consisting of four balconies/planters and each balcony at approximately 70 m2, bringing the total m2 to 1120 m2.
In order to progress with the works in a safe manner, height safety controls and edge protection were installed from the outset to ensure no workers or clientele were exposed to falling from heights or falling objects. Demolition activities were manned accordingly and conducted in a way that allowed for speedy removal of debris. Operating facilities received minimal impact due to protective measures, direction signage, clear delineation, provision of spotters and decisive communication. The exposure to 4 work faces at a time allowed for numerous subcontractors to follow sequentially without compromising efficiencies. Temporary control measures such as protective membranes were installed when inclement weather became evident. A screed system was installed with sufficient falls to allow free drainage, a factor that inhibited the previous design.
The project was tendered on a client provided programme which attracted a certain amount of scepticism. We were able to mitigate time constraints through clear decision making and proactive input and engagement.
