GemLife at home in new Gold Coast Headquarters
Leading national developer of over-50s lifestyle resorts GemLife has settled into its brand-new national headquarters at Helensvale after a three year pursuit of the ultimate home base.
The brand new $30+ million commercial office building M1 Connect Business Hub on Siganto Drive offers large floor plates of up to 2,300sqm over three levels. It has provided GemLife with the opportunity to consolidate three offices across South East Queensland and now houses the company’s national headquarters, accommodating about 100 employees.
GemLife is continuing to grow at a rapid pace, with several new over-50s resorts in the pipeline across the country. Since outgrowing its Stapylton office, GemLife Director and CEO Adrian Puljich said he had been actively looking for suitable office space on the Gold Coast to consolidate all teams under one roof.
“M1 Connect offers an unrivalled floor plate, a central location providing excellent highway exposure, and premium communal facilities,” he said.
“We have secured 1800sqm of open space, meaning most of GemLife’s workforce could come together at the one site, providing better team cohesion, and enhanced inter-departmental collaboration and creativity.
“There are virtually no premium office buildings available on the northern end that would allow us to accommodate the whole team without having to spread across multiple floors or tenancies and M1 Connect offered the perfect balance between size, location and amenities.”
GemLife launched in 2016 with most of the team based at the Stapylton office. Due to the company’s rapid growth, this space had to be supplemented with secondary office space at Nerang, and smaller offices in Springwood and Tweed Heads.
“Our head office is the Gold Coast, the majority of GemLife team members live in this region, with some based in Brisbane. It was important to find a quality premises on the northern end of the Gold Coast, with easy M1 access for our employees,” Mr Puljich said.
“Innovation and quality underscores everything we do at GemLife, and I’m looking forward to having a space that will boost collective innovation and teamwork, letting our people share and develop ideas more easily as a whole.”
M1 Connect was developed by Alder Developments and built by Alder Constructions.
Designed by Cottee Parker, M1 Connect offers flexible spaces and collaborative meeting areas, with elevated social amenities including an activated foyer complete with a cafe, end of trip amenities, an outdoor recreation area and secure parking.
CBRE senior director Nick Selbie said GemLife and Alder Developments negotiated quickly and fairly to make sure the move was a positive experience for all parties involved.
“GemLife are the fourth key tenant to secure space, with limited spaces remaining, ranging from 225sqm to over 1,800sqm on one floor plate,” he said.
“The building has been filling fast, with a Government tenant also looking to secure more space; having received department approval the building meets all their strict tenancy criteria. M1 Connect offers premium quality, A Grade office space, that is fully accessible and well serviced by Business grade NBN and Telstra.
“It’s a standout building that occupies a prime position adjacent to the M1, with direct highway access to the north and south, with easy access to public transport and secure free off-street parking.
“Alder’s headquarters is located next door to M1 Connect. As a company they experience the quality of this office location first hand and encourage more tenants looking for space to enquire immediately.”
Alder Developments purchased the 4,180sqm site for $3.4 million in 2019. The Alder Group’s $4.5million headquarters, ‘Alder Place’, occupies a prime position on Siganto Drive, neighbouring M1 Connect.
