M1 Connect Business Hub, a 5,600sqm (NLA) modern and professional office building on Siganto Drive is now complete and open for business.
Designed to meet the increasing demand for ‘A’ grade office accommodation within the Gold Coast’s northern corridor, the development offers elevated social amenities, secure parking and quality office spaces in a prime, well-connected location alongside the M1 motorway.
The site itself has an interesting history. Alder Constructions was engaged by the original owners to construct a ‘tech themed’ Google-esque office. Their original design incorporated an indoor cricket wicket, golf driving booth and a large bar and entertaining areas – even a roof top tennis court was shown on the original DA drawings! Given the adjacent residents located immediately behind the development, the tennis court was knocked back by Council in the DA stage.
Upon completion of the Stage 1 basement carpark and podium, the initial construction works stalled for around two years and unfortunately the original owners couldn’t secure funding, which ultimately lead to the property being taken to the market. Alder Developments then purchased the site “as is” in late 2018. Together, our construction and developments teams worked through a re-design resulting in the finished product we see today. It wasn’t an easy road with a significant world-wide event occurring around the same time construction was scheduled to commence in the early part of 2020. Despite the on-going pandemic, construction was re-invigorated and commenced around mid-2021 with a “build it and they will come” mindset.
The M1 Connect Business Hub boasts a total gross floor area of 6,230 sqm over the three levels of office space, with 176 car and motorbike parking spaces provided. It also has complete end of trip facilities including bicycle storage, shared meeting rooms on each level, and an entry foyer Café to complement the future office tenancies. It also features a 99kW Solar system, as well as an integrated building management system, with various energy efficiency and green elements incorporated into the design.
With Alder Constructions’ diverse construction capabilities, we were able to collaborate with the Alder Developments team early in a project’s development lifecycle to provide valuable input into the design and constructability.
